B&L has a long-term value-oriented investment philosophy primarily focused on the New York City market. Given our experience and ability to extract value across the chain – from acquisitions, construction and development, and asset management – we focus on underutilized properties, redevelopment opportunities and seek an optimal financing structure. We have a disciplined approach and will only deploy capital when we see prospects of sufficient return potential.
Asset Management

In Asset Management, B&L’s objective is to maximize property value through capital improvements and improving the short-term cash flow profile. We ensure a property is properly positioned to earn the most consistent and highest sources of revenue and at the lowest cost, where possible, while trying to mitigate risks and liabilities. Our managers are involved throughout the property's life cycle from acquisition through operational oversight and eventual sale.

Development and Construction
B&L was founded over 40 years ago, with Development and construction at the heart of our business . B&L’s team has developed over 50 properties throughout Manhattan including retail, residential and office projects. We manage every step of the development and construction process from concept design through final delivery. B&L’s team is also responsible major capital works on the properties for which we act as asset mangers in addition to  property management providers.
Property Management
B&L’s Property Management team manages the day-to-day operations of its own portfolio and third party properties. We provide the critical property management functions and aim to improve tenant experience in order to maximize a property’s cash flow potential and value. Specifically, we leverage the latest technology to provide a solution for the management of vacancies, lease collections, and accounting. Our technology allows tenants to easily pay leases and request maintenance. We coordinate and provide all maintenance and manage evictions.
